THE PROJECT

From foundations to a finished retreat.

Built by A&N Surrey Construction with a concrete base, C24 timber frame, red cedar cladding, a 3 × 1 metre skylight, fitted air conditioning and interior finishes.

  1. Site clearance

    Clearing and preparing the site for the new garden room.

  2. Concrete base and floor construction

    Installing a damp-proof membrane (DPM) beneath the concrete base before pouring the concrete. The floor incorporated 90 mm PIR insulation topped with screed.

  3. Wall construction

    Building the walls using 4 × 2-inch C24 graded timber framing and installing 18 mm OSB sheathing.

  4. Roof construction and skylight

    Constructing the roof using 8 × 2-inch C24 graded timber framing, installing a 3 × 1-metre skylight to bring natural light into the room, and fitting guttering.

  5. Doors and windows

    Installing the doors and windows.

  6. External cladding

    Installing a breathable membrane and a ventilation gap behind the external cladding. Finishing the exterior with red cedar cladding, with fire-resistant cement board on the elevations close to the boundary fence.

  7. Electrical and air conditioning installation

    Carrying out the electrical first fix and preparing the services for the air conditioning system.

  8. Insulation and interior finishes

    Installing 90 mm PIR insulation and finishing the internal walls with MDF cladding. Completing the remaining plastering and painting.

  9. Flooring and final installations

    Laying laminate flooring over the prepared screed, completing the electrical installation and fitting the air conditioning system.

  10. Final clean-up and handover

    Completing the final clean-up and handing over the garden room as a fully finished space, ready to use.
